          3月2日，《每日经济新闻》记者从越秀方面获悉，越秀集团与北京华联在北京正式签署合作协议，有着“全球店王”之称的高端百货SKP，其华南首店将正式落户广州珠江新城马场地块。
公开资料显示，作为全球高端商业的标杆平台，SKP集齐爱马仕、香奈儿等全系奢侈品牌，运营水准稳居全球前列。北京SKP连续多年领跑全国百货单店销售额，2025年销售额突破240亿元，单店坪效、销售额均位列全球第一；其布局西安、成都、武汉等核心城市的项目，均成为当地商业封面与高端消费地标。
2月25日，该地块引发8家房企激烈角逐，历经243轮竞价、近9小时鏖战，最终由越秀集团以236亿元总价摘得，创下广州2010年以来单宗地块成交总额最高纪录。
具体而言，越秀集团负责项目开发与持久持有，SKP主导高标准运营，项目规划12.5万平方米商业中心，全面引入全球高端时尚品牌。项目预计年销售额达百亿元级，开业6年内累计销售额超300亿元，形成大湾区首个高端重奢消费财产集群。
作为广州本土龙头国企，越秀集团总资产超万亿元，拥有6大上市平台，具备城市综合体全链条开发与商业运营实力，曾打造广州国际金融中心等地标项目。据越秀集团董事长陈强介绍，马场项目计划今年3月底开工，3至4年内建成集公园、购物、酒店、办公、居住于一体的国际一流城市综合体。
